Responsibilities:Tenant Relations:• Act as the primary point of contact for tenants, addressing inquiries, concerns, and requests promptly and professionally.• Facilitate lease signings, renewals, and terminations, ensuring compliance with legal requirements and company policies.• Handle tenant disputes and conflict resolution in a fair and timely manner. Property Maintenance:• Coordinate and oversee property maintenance and repairs remotely, ensuring timely resolution of issues to maintain the safety and comfort of tenants.• Conduct regular property inspections to identify maintenance needs and ensure adherence to quality standards.• Collaborate with vendors and contractors to obtain competitive bids and negotiate contracts for maintenance services. Financial Management:• Monitor rent collection and delinquencies, implementing strategies to minimize arrears and maximize revenue.• Prepare and manage property budgets, including forecasting expenses and identifying opportunities for cost savings.• Review and approve invoices, ensuring accuracy and adherence to budgetary guidelines. Leasing and Marketing:• Develop and implement marketing strategies to attract prospective tenants and minimize vacancies.• Conduct market research and analysis to set competitive rental rates and optimize property performance.• Coordinate property showings and tours virtually, showcasing property features and amenities to prospective tenants. Legal Compliance:• Stay abreast of local, state, and federal regulations governing property management and ensure compliance with all applicable laws and ordinances.• Maintain accurate and up-to-date records and documentation related to leases, inspections, and tenant communications.
